A survey and basic operation of readily accessible building systems and components, including the foundation, basement and under-floor areas, exterior, roof covering, roof framing, plumbing, electrical systems, central heating and cooling, and building interior. A written report documents observed material deficiencies in systems and components that are not functioning as intended or are at the ends of their service lives. The inspection is performed according to the Commercial Standards of Practice of the California Real Estate Inspection Association.
