A limited inspection and report using a standard format designed by the Royal Institution of Chartered Surveyors. Suitable for modern houses or flats where the risk of a major defect is reduced. The whole property is inspected, where necessary from a 3m high ladder, with specified exclusions including inaccessible exterior areas above 3m, underground drains to flats, leisure facilities, outbuildings and roof spaces without a hatch within the flat. Available with or without a market valuation. A report copy can usually be emailed within 5 working days following the inspection.
