A survey and basic operation of readily accessible systems and components of a primary building and its associated primary parking structure. The inspection provides information about the general condition of the building and includes a written report documenting material defects that are safety hazards, not functioning properly, or appear to be at the ends of their service lives. Cosmetic and aesthetic conditions are not considered. The inspection is performed in accordance with the California Real Estate Inspection Association Standards of Practice for four or fewer units.
