Legal service for purchasing a freehold residential property. Includes taking instructions and providing initial advice, checking finances and liaising with the lender's solicitors if needed, reviewing contract documents, undertaking searches, obtaining planning documentation where required, making enquiries of the seller's solicitor, advising on documents and mortgage offer conditions, finalising and exchanging contracts, completing the purchase, dealing with Stamp Duty Land Tax or Land Transaction Tax, and submitting the Land Registry registration application. A typical transaction takes 6-8 weeks, although this may vary depending on the chain, mortgage, new build status and other factors. The service does not include tax advice. Fees are based partly on the property value, with guides ranging from £1,200 plus VAT for properties valued at £0-£350,000 to 0.2% of the sale price for properties over £1,000,000.
