Inspection of exterior elevated elements on multifamily properties with three or more dwelling units, including balconies, decks, stairways, and walkways. Includes comprehensive written reports with high-resolution photographic documentation, visual examination of accessible components, structural integrity evaluation, identification of hazards and visible wear such as rot, decay, rust, or loose and damaged components, and possible use of moisture meters or borescopes to investigate water intrusion and concealed areas. Inspections examine loading-bearing components, associated waterproofing elements, expected future performance, and projected service life. A minimum of 15% of each type of exterior elevated element is inspected.
