As an architect and Bauleiter with over 10 years of experience on construction sites across Berlin, I’ve seen just how easily good intentions go wrong. People often trust friendly recommendations, vague quotes, or smooth-talking contractors — and skip the most basic verification steps. With average renovation costs in Berlin start from 1,000 € per square meter, you’re not just hiring help — you’re making a major investment. Here’s the contractor vetting checklist I personally use, and that I strongly recommend to all my clients. 1. Check the Legal Form of the Company Start with the basics: Why this matters: Legal structure = liability + risk management Each legal form in Germany comes with different rules around financial responsibility, taxation, and what happens when something goes wrong. ✅GmbH (Limited Liability Company) Why this is good for you: If the contractor causes damage or fails to deliver and you pursue legal claims, you’re going after the company — not an individual who may have no recoverable assets. ⚠️ Einzelunternehmen (Sole Trader) This doesn’t mean sole traders are bad — some are great. But the risk is higher, especially for large projects. ⚠️GbR (Civil-Law Partnership) For consumers, this can be tricky.
