Residential Conveyancing Purchase Fees
Average purchase conveyancing fees range from £1,200.00 to £1,400.00 for properties priced up to £250,000.00, £1,750.00 to £2,500.00 for properties priced from £250,001.00 to £550,000.00, £2,500.00 to £2,750.00 for properties priced from £550,001.00 to £750,000.00, and £2,750.00 to £3,250.00 for properties priced from £750,001.00 to £1,000,000.00. Properties priced above £1,000,000.00 are price on enquiry. All costs are subject to VAT, currently 20%. Fees cover all work required to complete the purchase. The stated fees are average fees, and a fixed price will be agreed upon instruction, subject to the nature of the property, transaction complexity and any introducer or lender panel fee agreement. Additional charges may apply, including leasehold properties £175.00, acting for a lender £175.00, completion of SDLT return £85.00, same day bank transfer £35.00, unregistered title £400.00, new build £250.00, shared ownership £450.00, Help to Buy with equity mortgage £350.00, Help to Buy ISA £150.00, Lifetime ISA £150.00, AML search £20.00 per person or £40.00 for a company. Third-party disbursements may also apply, including Land Registry registration fees of £20.00 to £910.00, pre-completion searches, notice of transfer, notice of charge, deed of covenant, certificate of compliance, search fees, Stamp Duty Land Tax and indemnity insurance where required.
