Under the Tenant Fee Act, payments that may apply when entering into an assured shorthold tenancy include the first month's rent in advance, a tenancy deposit of 5 or 6 weeks depending on the rental amount, a holding deposit of up to one week's rent, early termination charges requested by the tenant not exceeding the landlord's financial loss, utilities, communication services, TV licence and council tax, late rent interest limited to 3% above the Bank of England base rate when rent is more than 14 days late, replacement of lost keys or security devices at the cost incurred, and a tenancy document change charge of £50 including VAT when requested by the tenant after the tenancy starts.
